KCS provides secured mortgage loans to borrowers with equity, and is backed by the ownership of select commercial real estate properties.
Our proven track record spans multiple market cycles. Since it’s inception in 2001 KCM has managed KCS and it predecessor with no loss of capital and payment of consistent quarterly dividends.
We aim to deliver a quarterly income of circa 7 - 8% p.a. plus an additional 3 - 5% p.a. uplift over the initial 8-year life.

KCS investment strategy allows us to invest across the capital structure in New Zealand CRE debt and equity based on our asset-based and value-add investment approach respectively.
We invest in mortgages over property (usually within first mortgage criteria), investment property that we actively manage, and other property opportunities whereby we can buy and sell and make a profit . This is what makes KC Securities different to a finance company, listed property company or owning your own property.
We make asset-based lending decisions that focus on the financial strength and underlying value of the collateral that secures the loan rather than on the credit history of the applicant. The length of these loans is generally between six months and two years for amounts ranging from $250K and $15M.

A proven track for investors
Since 2001 the average annual return on a pre-tax basis of actual distributions is 7.7% p.a. paid quarterly. Pre 4/2018 these were paid as dividends to KCS (2001) shareholders who have since migrated to KCS LP as Limited partners and are receiving cash quarterly distributions of 7.5% p.a.
Distributions are made quarterly with the knowledge of the advisory Board as recommended by the GP.
KCS is confident it will continue to deliver solid returns to investors. The GP knows what has worked in the past, and has no intention of changing that going forward.

- Cameron holds a Bachelor of Commerce degree from the University of Auckland and is a member of the Chartered Accountants of Australia and New Zealand.
- He has over 30 years experience in running commercial enterprises and has an extensive knowledge of financial management.

Kerry Knight
- Kerry was a partner in the Auckland law firm of Knight Coldicutt for over 20 years.
- Kerry’s interests have focused on business and property law and he has been involved from a legal and financing perspective on some of New Zealand’s largest property transactions.

Elliot Knight
- Elliot holds a Bachelor of Property degree from the University of Auckland.
- Elliot has been successfully repositioning distressed assets, predominantly security provided by the borrower. Over the past 8 years Elliot has completed over NZ$1m of commercial leasing per annum with a re-developed value of over NZ$100m. As well as over NZ$100m+ of residential development.

Shane Crawford
- Shane holds a Bachelor of Commerce degree in Finance and Management from the University of Auckland and obtained his license with the SFC HK for dealing and advising on securities.

Keith Rushbrook
- Keith was a 27 year partner of the international accountancy firm KPMG. His roles whilst at KPMG included Chairman of KPMG Auckland, Chairman of the KPMG National Audit Committee, Partner in charge of KPMG’s Auckland consulting practise, business development manager for KPMG and KPMG Legal.
- Keith has until recently been working with the Accounting Standards Review Board New Zealand in relation to the implementation of international accounting standards.
- He currently works with a number of entrepreneurs and their related business activities.
- Keith is currently Chairman and independent director of KC Securities Ltd.
Greg White
- Greg worked at HSBC Bank for 27 years in the U.K. and Hong Kong in various senior capacities.
- In the last 17 years he was Managing Director for Credit Trading, Asia Pacific based in Hong Kong. He specialised in portfolio management, intermediation, flow and structured trades in Credit.
- He currently works with a number of APAC investors.
